FAQ

Questions owners ask us.

Anything else? Use the form above.

How does your fee work?

One all-inclusive fee, calculated as a share of what guests pay. It covers cleaning, management, promotion and administration, with no separate invoices. Because the fee follows the booking income, we earn more only when your property earns more. The exact terms are agreed with each owner.

Which costs stay with me?

The normal costs of owning the property: utilities and building charges, repairs and maintenance, insurance and safety equipment, and your own income tax.

My city limits short-stay nights. Can I still rent?

Yes. Many cities limit how many nights a whole home can be rented each year; in most Dutch municipalities it is 60, 30 or 15. We schedule those nights on the busiest dates so each one earns as much as possible. If you want more, we guide the permit application or rent all year where that is allowed, such as many holiday homes. A spare room in your own home can also earn extra as a B&B. We check the rules for your address during the consultation.

Do I need a registration number in Greece?

Yes. Every short-stay property in Greece needs a property registry number (AMA). In Athens’ first, second and third municipal districts, no new AMA numbers are issued until the end of 2027, so properties that already have one hold a clear advantage. In Cyprus, the property is registered with the Deputy Ministry of Tourism. We guide you through the process during the consultation.

How quickly will my property earn?

Income builds gradually. During the first six months the property starts at lower prices to collect its first bookings and reviews. We plan the first year conservatively, at 70–80% of the full-year figures, with full operation from the second year.

Where will my property be listed?

On Airbnb, Booking.com and Vrbo, on our own website for direct bookings, and promoted through social media. All of them share one synchronized calendar.

Do you take care of declarations and taxes?

Yes. We handle guest-stay declarations, tourist taxes and registration filings in line with local rules. Your personal income tax remains your own responsibility.

Who cleans my property?

We partner with local cleaning professionals in every area we cover. We schedule and coordinate them after each stay and handle all communication with them and with your guests.

Where do you operate?

Across the EU, Norway, Switzerland, the United Kingdom, the Balkans, Moldova and Turkey; in the United States, Canada and Mexico, the former Soviet states and the Gulf states; and in East and Southeast Asia and Australia.

How and when do I receive my money?

Guests who book directly with us pay through Stripe. After each guest has checked in, your share is transferred to your bank account through your own Stripe payout account, which you set up once with the personal link we send you. You can follow every payout in your payout dashboard.

Can I still use the property myself?

Yes. Tell us the dates and we block them in the shared calendar, so no guest can book them.

Who talks to the guests?

We do. We answer every message before, during and after the stay, coordinate check-in and check-out, and keep in touch with the cleaners and the platforms. You don't need to answer a single message.

Do I need a license or registration?

In most places, yes: an AMA number in Greece, registration with the Deputy Ministry of Tourism in Cyprus, a registration number from the municipality in most Dutch cities, and registration with Toerisme Vlaanderen in Flanders. We check what applies to your address during the consultation.

How should I prepare the property?

Follow the preparation steps on our Services page: rules and registration, safety equipment, furnishing, Wi-Fi and self check-in, a deep clean, insurance and photos. We go through them with you in the consultation.

What happens in a consultation?

Online, we discuss your property, the local rules, setup, pricing and management on a video call. With a visit, we also walk through the property with you and give room-by-room advice on what to prepare.

Which currency do I pay in?

Consultations are charged in euros, or in US dollars for the Americas package. On our Consultations page you see an approximate amount in your local currency, and at checkout Stripe may offer to pay in your own currency. Your VAT invoice arrives by email.
